As a Director, Real Estate and Facilities, you will responsible for managing our real estate portfolio across the Americas. By partnering with the Group Property Department, real estate brokers, developers, and internal teams, this position will lead all of the transactional aspects related to Americas real estate portfolio. As leader of the Real Estate team, this position will include capital budget development for new/current offices or facilities. This role will also lead our Workplace strategy execution in facilities operations, space planning, interior design, ergonomics in conjunction with the IT and HR.

Role Responsibility: Specific Duties and Essential Functions

Work closely with the Group Property Department, real estate brokers, lease administrators, consultants, as well as with internal, procurement legal, finance, and accounting teams to create a plan where G4S has an efficient real estate portfolio to support the needs of the business

Continually evaluate the overall effectiveness of the property portfolio and associated expenditure, determining opportunities for improvements

Drive and build relationships with key business partners across the Group with the object of building a detailed understanding of the business both from an operational and cultural perspective

Present real estate recommendations to G4S peers and business partners in open forum; make adjustments to recommendations per critical appraisal

Work closely with Finance and Strategy in preparing financial analysis (including on an IFRS 16 basis) on economic value of multiple transaction scenarios

Ensure that the business understands and complies with real estate policies on governance, including project initiation, lease approval, market and legal scrutiny

Maintain responsibility for the FM strategy to manage back office operations, including reception, cleaning, food/beverage service, physical security, maintenance, telecom, etc.

Develop space plans that ensure the portfolio aligns with G4S business plans

Manage all current and new workplace vendor relationships and corporate accounts, including benchmarking, and on-going evaluation / SLA and KPIs management

Develop capital budgets for new office or facility moves, fit-outs, renovations and restorations

Ensure that the property database is up to date, accurate, and capable of providing the management information necessary to make recommendations to the relevant stakeholders and to ensure that measurement drives performance improvement

Constantly review and communicate in conjunction with the Group Property Department real estate governance, office policies and procedures

Lead, grow, and develop the Facilities and Workplace teams across the Americas and contribute to the skills development of the Group Property team

Share best practice and collaborate with the Group Property team to ensure that there are consistent and intellectually rigorous standards in the management of real estate with the aims of establishing G4S corporate real estate as thought leaders and driving compliance throughout the business.

Actively promote and model collaboration and engagement across the global G4S business

The Ideal Candidate: Education, Licenses and Certifications Required

Associate’s degree in accounting, finance, facility/property management, or related field

Type and Length of Specific Experience Required

Must possess a minimum of ten (10) years of running distributed real estate portfolios, including corporate headquarters

Must possess a minimum of five (5) years of experience managing teams, including remote teams

Must possess experience in space and real estate planning, utilization optimization, and facilities management in a rapidly growing organization

Skills Required

Effective oral and written communication skills

Ability to assess and evaluate situations effectively

Ability to identify critical issues quickly and accurately

Must be at least 18 years old or the minimum age required by the state, if higher

Must be a U.S. citizen or a foreign citizen authorized to legally work in the United States

Physical Requirements and Environment

Environment: Office; minimal to no exposure to extreme temperatures is expected
